The Epsom site is located within the boundary of the racecourse and is adjacent to the intersection of Epsom, Racecourse and Ascot Vale Roads, and the Racecourse Road Activity Centre which provides direct access to the tram and wider rail network.
The site is undeveloped with the exception of a single level building – the heritage listed Former Jockeys’ Convalescent Lodge. The VRC offices to the north, Quest Apartment complex to the south and future residential development at 1 Ascot Vale Road define the immediate character of the Epsom site.
The architectural concept for Epsom envisages a singular landmark building designed in response to its location at the nexus between the urban character of Epsom Road and the garden setting of the racecourse interior.
On completion, Epsom aims to add to the evolving architectural heritage of Flemington employing diverse architectural language to form a varied urban skyline.
